Upstairs apartment can be rented, too for larger groups and families. New this year, we have decided to offer a 30% discount for any reservations that book both apartments. The discount will apply only to the time both apartments are booked.

Located right on Main St. Rosendale. Within walking distance to several restaurants, shops, hiking trails and more. 1 minute to the Wallkill Valley Rail trail for bike rides and easy hiking for the entire family. Walking distance to Trailways station, right on UCAT bus line, 20 minute drive from NYS thruway. 25 minutes to Minnewaska State Park & Mohonk Mountain for days worth of hiking trails, waterfalls, and pure nature!

We apologise, but there is no option to add local tax to the guest's total in our area through Airbnb yet. We need to charge 2% local tax for guests paid separately from initial reservation. This will be requested and paid right through Airbnb's Resolution Center.

*COVID-19*
Right now our area (along with many) has essential businesses only open. Face masks also have to be worn in public places at all times. We are more inclined to rent to longer reservations at this time to reduce unnecessary traveling and to protect all parties and our neighbors. Apartment is disinfected thoroughly to make sure it is virus free.

The driveway for this home is to the left of home, between our home and the dark blue Alternative Bakery next door.

Parking spaces for guests are directly behind the home, pull in driveway and park to the right in the back.

Feel free to use charcoal grill in the back (utensils in the kitchen drawer to the left of fridge). There is a Dollar General a mile or so away you can purchase charcoal, there is also a grocery store in the same plaza. You can use the yard, and porch area as well.

Please no smoking in the home, if smoking outside just dispose of your butts properly with the ashtray. I will empty during clean after your check out.

There is a 2% local tax that will be imposed after reservation is made that can be paid either through the resolution center or money transfer via Airbnb. Unfortunately there is no option for small towns to add the local tax to the total for guests, yet. We apologise for any inconvenience and will change this as soon as Airbnb makes it an option for all areas. Note this needs to be paid either before or by your arrival. We appreciate your understanding. If your looking for a longer term rental, it would be $100/night with a 30% discount still fully furnished and all utilities included with garbage removal, snow removal and wifi. Longer rentals require 1 clean per month which will be paid by guest through airbnb and rental completely through Airbnb.

Rosendale is a small, historical, quiet and strong community. There are often community events, farmers markets, and things to do close to town.

There are many walking/biking trails, places to explore, trails leading to overlooks, and places by the Rondout Creek to just relax or take a swim. One of the main trails is the Wallkill Valley Rail Trail (2 minute drive from the apartment, parking on Binnewater Rd). The Wallkill Valley Rail Trail extends more than 20 miles between Kingston and Gardiner along the route of the old Wallkill Valley Railroad, which, in the late 1800s, carried produce from Ulster County farms to New York City, as well as passengers through the Hudson Valley. One of the many rich parts of Rosendale's history.

There have many family owned and operated businesses, restaurants, a tattoo shop, bars, and even a movie theatre which is all within walking distance of the apartment.
The Rosendale Library is for public use, less than a mile from the property where you can use a computer for free if needed. There is also a park, playground, youth center, and public outdoor pool (available during summer).

Rosendale is 8 miles from New Paltz, and 8 miles to Kingston which both have an ample amount of food choices and activities/shops.
The apartment is 6 miles to Mohonk Mountain Preserve and 11 miles to Minnewaska State Park.
