Guest wing to side of main house in idyllic seaside village on Suffolk Heritage Coast; ideal for couples. Well-equipped kitchen, airy bedroom with en suite shower/WC and small sofa; further WC and hallway; South facing aspect with private use garden/patio; plenty of parking. Peaceful location, close to shop & deli; short walk to beach and two great foodie pubs; phenomenal nature & walks; easy cycle ride to Southwold. Perfect for all seasons!

Nôrs Lodge is my home and I will be delighted to share my guest wing with you so that you can make the most of this wonderful part of the country.

Location >>>> Nôrs is up a very quiet but easily accessible lane which is not a through road so with limited traffic. When you arrive, there is plenty of off-road parking space, and a separate private entrance to the guest wing.

Cleaning >>>> With the Covid situation, we are acutely aware of the cleanliness and safety for both ourselves, our guests and the wider community. We are religiously following the AirBnB Covid cleaning protocol for your peace of mind, with a full deep clean and disinfection between guest departures and arrivals

Airy & Open >>>> The guest wing has plenty of glass frontage, so the space has a light and airy feel. Access is through French doors to a small hallway, off which is the bedroom and kitchen/diner.

Layout >>>> Please note this listing is for just the guest wing - See the floor plan in the pictures for the detailed layout of this listing.

Hallway >>>> the entrance hallway has a glass French door front and entrance, with lush linen curtains to give you privacy. Within the hallway is a large set of cupboards but these are retained by the owner for household equipment, supplies & linen. There is plenty of hook space for all your outdoor clothing!

Bedroom (en suite) >>>> The guest wing has one large bedroom with a luxurious super king bed, built in wardrobe, calm colours, wafty linen curtains and a compact but comfortable sofa. There is an en suite shower, basin and loo to create a very tranquil and private sleeping space. There is a full length mirror with hairdryer and accessible plug point

Kitchen/diner >>>> the kitchenette is actually quite large, well equipped and has a small table and chairs for two guests. There is a full height fridge/freezer, a combined free-standing hob/grill/oven, a separate microwave oven, kettle, toaster and Nespresso coffee machine (small capsules). There is crockery, cutlery and glassware for four guests, and a 1.5 size basin/drainer, with ample worktop.

There is plenty of space in the kitchen to store supplies for your stay, and for your convenience I provide some basic cooking supplies to prevent you having to bring with you (oil, salt, pepper, and a few dry ingredients); there is a great shop and separate deli in the village to get further supplies.

There is a Miele washing machine in the kitchenette too, which normally belongs to the main house, but feel free to use it! Sorry, no dryer.

Extra Loo >>>> Off the kitchen there is a separate and recently refurbished separate WC/wash basin.

PLEASE NOTE: There is no separate living room in the guest wing. There is a small two-seater sofa in the bedroom to relax on, and of course the table and chairs in the kitchen.

Outside >>>> there is a sweet little front garden enclosed by a wonderful copper beach hedge. There is a cafe table and chairs for four just outside for those all-important sunny breakfasts. We provide a small charcoal kettle BBQ with tools and a small supply of charcoal. (Access to the back garden is just for the owner or for guests in the main house, and as such the back door to the guest wing remains closed except in emergencies).

General Facilities >>>> I provide one set of linen for the bed, bath/hand towels, and separate beach towels (in the summer). If the duration of your stay is longer then arrangements can be made for a linen change mid-stay for a modest extra charge.

For the colder times of year, there is underfloor heating in all rooms which works off an air-source heat exchange system. The guest wing can be made beautifully cosy in the winter months.

Fibre broadband with Wifi is provided and there is a separate booster for the guest wing to ensure a strong signal. Sorry there is no television set, but the fibre broadband will allow you to use your own devices for entertainment (iPlayer, Netflix etc).

Accessibility >>>> Whilst the house and guest wing were not designed specifically with wheelchair access in mind, wheelchair guests are very welcome. There is a sloped non-step access available from the driveway but with pea gravel topping for which assistance maybe required. The entrance door into the guest wing has a single step, for which again assistance maybe required. Indoors, there are 2 cm threshold sills on the floor between the rooms. Door handles are set normal height but regrettably there are no extra handles in the bathroom/loo.

Cookware & kitchen utensils, freestanding hob/grill/oven, microwave oven, freestanding fridge (no freezer or icebox), blender mixer, toaster, kettle, Nespresso coffee maker (bring your own small capsules), some basic grocery supplies, 4 x crockery/cutlery/glassware, washing machine, vacuum cleaner (by request), iron & ironing board (by request), one bedroom with en suite, super king size bed, shower (no bathtub), WC & wash basin, bath towels & linen, toilet paper & soap, hangers, wardrobe space, beach towels (in summer), free WiFi Internet, smoke detector, underfloor heating, front garden with lawn & paving, outdoor table & chairs (for four people), outdoor lighting, charcoal kettle BBQ (by request), free off-street parking

Exclusions & Alerts:
* Electricity meter for whole property is in the guest wing; owner will require access in event of power failure
* Some cupboard space retained for use by owner - marked
* No baby facilities - bring own cot, hi-chair, safety gates, changing mats etc
* No tumble dryer – but suspended indoor airer is provided
* No smoking at all please!!
* No pets in guest wing except by prior arrangement with owner and subject to extra cleaning charge (if agreed, then pet must remain in kitchenette and hallway; specifically NOT in bedroom at all please!)
* You may need to pay an Accidental Damage Deposit in advance; returned if no damage
* Owner or other guests will likely be in the main house during your stay – interconnecting door will remain blocked. Expect other cars/people around in front driveway area
* During longer stays, owner may request brief access and use of washing machine in guest wing; to be arranged when you are out and about

You will have the Guest Wing to yourself, although it is likely that either the owner or other guests may be in the main house. The parking area is ample for several cars. The back garden is restricted to those in the main house, and the front lawn area is shared. The side patio area with cafe table and chairs is reserved for the occupants of the guest wing

Please be aware that with the Covid situation, some facilities in the village are temporarily closed or operating at reduced capacity. The notes below relate to business as usual, so please be sure to check on the local websites for full details of what is open and what is not. That said, there is still plenty to keep you occupied during your stay as you enjoy the Heritage Coast.

The Beach is a brisk walk or quick cycle ride away - it has lovely dunes and the sea makes for a great swim (for some braver people than us, year round!)

The Walberswick to Southwold rowed ferry - is near the beach and gets you to the Southwold side of harbour in just a few minutes (seasonal/shut for Covid right now).

Crabbing bridges - are also near the beach and kids love to try and out-catch each other and brag about it for days after! (Beware current covid restrictions!)

The Tuck Shop (village Co-Op) - is just a few minutes’ walk (or super quick cycle ride) and it sells all the basics, fruit, bread, wine, beer, household items, etc.

The Black Dog Deli - is a few paces further on from the shop - it sells wonderful fresh bread, pies, quiches, pastries, vegan options, wines, coffee, etc. Arrive early to get their amazing croissants!

The Anchor Pub - is on your right as you walk/cycle through the village and serves wonderful real ales, great wines, and has superb gastro style food*. The Anchor also does a great daily take-away menu, and serves fresh baked bread on most days.

The Bell Pub - is just beyond the Green (near the beach) and has more traditional pub type food, with lots of locally caught fish options*.

* Both pubs cater for all types of dietary requirement - veggie, vegans, kids, etc. and both pubs regularly have special dish events and fun nights, and both have large beer gardens in which to space out - post 4th July. (There are inevitably some Covid restrictions at the moment for both pubs, so advanced booking is required!)

The Village Green - is the hub point of the village and has children's play equipment (Covid restricted right now). Around the Green there are a number of gift shops, coffee/tea rooms, a fish shop and the all-essential supply of ice creams! (Beware Covid impact on these shops and cafes at the moment - some are closed!)

Beach parking - there are three separate car parks near the beach and river for those who don't want the walk/cycle or for those with reduced mobility. The car parks apply charges during the summer months (Apr - Oct)

Walks - there is the most extraordinary array of walks & cycle paths around Walberswick, covering a huge variety of habitats - beach, marshes, breckland, river estuary, meadow, woodland and more. The nature and wildlife is to die for, so bird-watchers, walkers and ramblers will be in 7th heaven.

There is a beautiful and easy 30 minute walk (15 mins bike ride) to Southwold from Nôrs along the old railway line, over the Bailey Bridge and across the golf course (or along the harbour). Bring your best walking boots or pump up your tyres!

A family man with four children who visit me regularly. As a host I would like to share my house from time to time in my beautiful and peaceful Suffolk seaside village, in the same way that other hosts have kindly shared their homes with me around the world in different places as a guest. I love food, wine, the outdoors, walking, cycling, and seaside life. I'm a big traveller for my work and also for pleasure and love to bring back to the UK some of the cultural influences which have inspired me in other parts of the world.
