We're so happy to have you! We want to ensure everyone has a wonderful and comfortable experience, so please take a moment to review these simple house rules. By confirming your reservation, you agree to abide by them.

1. Arrival & Departure
* **Check-in:** From 3 PM
* **Check-out:** By 11 PM. Unauthorized late departures will incur an additional charge equivalent to one night's stay.
* **Before You Go:** We'd appreciate it if you could:
* Wash and put away all dishes.
* Empty your trash into the designated containers (a bin is located in the courtyard).
* Turn off all lights and electrical appliances.
* Close and lock all windows and doors.

2. Respecting Our Neighbors
* Please be mindful of our neighbors and keep noise to a minimum.
* **Quiet Hours:** From **11 PM to 8 AM**. During this time, loud music, excessive footsteps, and other disruptive noises are strictly prohibited.
* **Important:** In the event of a verified complaint from neighbors, we reserve the right to immediately terminate your stay without a refund.

3. Parties & Events
* **Strictly Prohibited:** Parties, receptions, or any gatherings involving individuals not included in your reservation are not allowed within the property or common areas.
* **Consequence:** Failure to comply will result in immediate cancellation of your reservation without a refund and a retention of your security deposit.

4. Guests & Visitors
* The property accommodates a maximum of **2 guests**. Only individuals listed on the reservation are permitted to stay overnight.
* No additional visitors are allowed without our prior approval.

5. Smoking & Vaping
* Our property is **strictly non-smoking**. Smoking or vaping indoors is forbidden.
* A **750 THB** cleaning fee will be applied if this rule is violated to cover deodorization costs.

6. Pets
* Unfortunately, **pets are not allowed** at this property.

7. Cleaning & Maintenance
* While a cleaning fee isn't included in your reservation, we kindly ask that you leave the property in a reasonably tidy condition (dishes done, trash emptied, etc.).
* Excessive mess will incur additional cleaning charges.
* Please **do not move heavy furniture**.

8. Safety & Amenities
* **Keys:** A **2500 THB** fee will be charged for lost keys to replace the lock cylinder.
* **Windows & Doors:** Always ensure all windows are closed and the main door is locked when leaving the property.
* **Amenities:** Please take care of the provided amenities. Report any damage or malfunction to us as soon as possible.

09. Important note:
• Electricity will be charged separately at the end of your stay at the rate set by the residence, which is 8 THB per kWh.
Housekeeping & Cleaning Policy:
• Stays of 7 to 13 nights: A mid-stay cleaning is available as an optional service upon request. This includes a full refresh of the unit and change of linens/towels for 1000 THB per service.
• Stays of 14 nights or more: To ensure the property is well-maintained, a weekly cleaning is mandatory. This service (full cleaning + linen change) is charged at 1000 THB per session, payable at check-in cash.
• Your check-out cleaning is already included in the price.
• A security deposit of 10,000 THB is required upon arrival and will be refunded upon departure, provided everything is in order.

10. Addioning Charges:
• A surcharge of 300 THB per hour applies for arrivals after 6:00 PM and departures before 8:00 AM.

11. Toilette using:
• Do not flush tissues or sanitary napkins down the toilet, Please use the bin. Failure to comply will result in a 2,500 THB fine.

12.☀️ Outdoor Area & Terrace
• Patio Umbrella: Please remember to close the umbrella whenever you are not using it or if it gets windy. Strong gusts can easily damage or break it. Please be aware that any damage caused by the wind will be at your expense.
• Outdoor Cushions & Mats: To keep everything clean and dry, please bring the cushions and mats inside every evening or if it starts to rain. Nobody likes a soggy seat, and this ensures they stay comfortable for the rest of your stay!

13. Treatment Precautions (Odor & Comfort)
• While the products used for the treatment are non-toxic and pose no health risk to infants, children, or pets, they may emit a strong and persistent odor during application. For the comfort and well-being of the occupants, it is mandatory to vacate the premises for the duration of the service. A minimum ventilation period of [Insert number] hours is recommended before returning to the property.
