* A deposit of P2,000 will be collected the day before your arrival. The purpose of this is to make sure that the house rules are being followed and this is 💯 refundable after checkout. Payment can be made through the platform or directly to me (information will be provided once the booking is confirmed)
* Full names of all guests must be provided right after the booking is confirmed, this is to give us time to submit your tenancy pass form for approval.
* The unit is equipped with a smart door lock system with security camera features that captures outside activities.
* We offer self check-in and check-out, if you prefer someone who would assist you personally please let us know ahead of time.
* An approved tenancy pass will be sent to you before check-in time along with your own smart lock code and Wifi info.
* This booking is for the UNIT only, if you need a parking space, that’s going to be a separate booking and please inform us in advance.
* Dust and noise may be experienced due to ongoing repairs to neighboring units.

May we share with you our house rules as our friendly reminder for your utmost convenience staycation:

❌ no Pets
❌ no smoking/vaping
❌ no partying
❌ no soliciting
❌ no candle-lighting
❌ no illegal substance
❌ no dirty dishes left unclean
❌ no trash will stay overnight especially in the kitchen to avoid causing of bad smell and insects
❌no throwing any object in the toilet bowl, lavatory, kitchen sink and drains that may cause clogging
❌no bringing or eating Durian fruits inside in the unit.

📌 unit must be clean and tidy at all times

📌 Garbage segregation is required ( Trash containers is located at the parking lot in the lower and upper floor)

📌 Balcony areas or railings shall be free from any undesirable things that are visible outside such as clothes, towels, rugs, slippers, and the likes.

📌 Do not leave rugs or doormats, slippers and shoes in the hallway

📌 Before leaving the unit, please turn off the lights, AIRCON, and unplug TV, chargers and the likes., except doorbell chime (this must be plugged-in at all times)

📌 practice electricity and water conservation by only using what is necessary.

📌 when cooking, please avoid in making too much smoke to prevent false detection on the fire sprinkler system, and please avoid cooking foods that has a pungent smell like dried fish (bulad).

📌 “Handle with care” all items in the unit to avoid damages

📌 Please note that only listed guests are permitted to stay in the unit. Additional fees will apply for any unauthorized guests.

📌 observe quiet hours from 10pm-7am

📌 Checking out reminders:
* check your personal belongings before heading out.
* all appliances/lights must be turned off
* make sure no any trash and dirty dishes left on the sink, otherwise, P500 will be deducted from your deposit, or can be forfeited entirely if the unit needed to do the general cleaning.

📌 We offer self check-in and check-out for your convenience.

Please note that our standard times must be strictly followed:
- Check-in: 2:00 PM onwards
- Check-out: On or before 12:00 PM (noon)

If you wish to make an early check-in or late check-out, please request this in advance. Requests are subject to availability and may incur an additional fee of 100 per hour, per person.

📌 Smart door lock system is equipped with a security camera that only captures outdoor areas.

📌 Swimming pool details below:

- Fee: 200 per head (Free for children 5 years old and below; no additional fee for long-term tenants)
- Availability: Closed every Thursday for maintenance

📌 Fitness gym is only for unit owners and long term tenants with a membership fee.

📌 Guidelines that being posted in the common/shared areas must be strictly followed

📌 Some rules if violated may cause penalties or forfeiture of deposit.
